“I am a fulltime RVer, 100% remote worker in IT security and a licensed Real Estate broker in the state of Wisconsin for over 10 years. In Oct 2021, Tennessee Land and Lakes came across my google newsfeed offering super private, virtually unrestricted, deeded RV lots. I was planning to head south from Wisconsin to Gulf Shores for warmer weather about then. They were on the way and the timing was perfect. I decided to make Linen, TN my half-way stop over point between the north and the south. Yes, I was going to “just look and kick some rocks/trees” without any intention of purchasing. Well…. I loved the area, what they were offering and I entered into a contract to purchase a 35 acre lot in the Woodlands at Buffalo River. I submitted an earnest money check as a deposit. When I woke up the next morning I was wondering what I had gotten myself into and feared I had made a big mistake! Sweats, shakes, feelings of embarrassment and that pit in my stomach was undeniable. Fast forward 3 months. I did a lot of the due diligence I should have done BEFORE I purchased the lot. I am very pleased with my purchase and my experience with Tennessee Land and Lakes so far. Getting conventional septic permits last week was a breeze. Eddie at the electrical company is very resourceful. I even sat down the the Mayor of this very small community. There is no doubt in my mind that Tennessee is an up and coming destination that people are moving to from other states. I was so pleased with everything I have learned about TLNL, the Linden Community and the prime location that I ended up buying a second lot of 21 acres a mile away in the same development. I closed on the both lots between Christmas 2021 and New Years without a hitch. They definitely know what they are doing and they wouldn’t be in business for 35 years if they were scamming people out of their hard earned dollars. After the sale, I was expecting to not hear from them again as they went on to the next customer. I really clicked with Gabi’, her analytical mind and low pressure demeanor. She was there for me the entire way, answered the phone every time I called (or called me right back), is totally awesome and proved me wrong about never hearing from them again. I enjoy our ongoing chit-chat and she has a genuine interest in post-sale customer satisfaction. As I sit here I am hesitating clicking on the “Post” button for this review. Part of me what’s to keep this real estate opportunity as my little secret and to myself. On the other hand, I already have my little slice of paradise locked up. If you are reading this, you know I decided to share my thoughts. Maybe we’ll be neighbors soon!”

“Finding Grande Vista Bay concluded a five-year search for our envisioned environment, development and building site. We looked exhaustively in CA, WA, OR, TX, KY, New Zealand and various European cities – all of which are wonderful places, but none had all the features we had been seeking. We were familiar with the tax advantages, southern culture, natural beauty and recreational opportunities in Tennessee, so we took a week tour of the state, starting from the western portion. We saw many beautiful properties from west to central, but none had all the features we were looking for so we continued eastward. As we progressed, the properties became more attractive and harder to pass up, but we were holding out for the best-of-the-best.
As we arrived into the development we could easily see why the developer chose this location and its obvious qualities (mountains, hills, forest, Tennessee River, Watts Bar Lake, first-rate construction of Club Grande, underground utilities, gated access to home sites, proximity to Interstate 40 with easy access to Knoxville, Nashville and Chattanooga), so we began to investigate more closely. Incidentally, this was in the midst of our newborn daughter’s ‘protestations’ for a nap. The GVB sales office welcomed us very warmly and offered to help care for our baby so that we could go out to see some of the home building sites. By the time we returned, we had agreed to buy the parcel of our fantasies and our daughter was sleeping in the arms of our realtor, rocking gently in a big chair on the shaded front porch – a sure sign she agreed that we had made the right choice for a place to raise her!
When we first saw lot 365 high on a hill of the west side of GVB, it was accessible only via 4WD on a narrow trail, but the sales-person assured us it would be developed just as beautifully as the showcase on the east side of GVB. The administrative, sales and legal teams also assured us that all of the infrastructure would be ready in time for us to start building within a few months. We were further assured that, even though we could not see much water due to the trees on our selected lake-view site, when we cleared some of them out of the way we would be very pleased. All of these assurances came true. In fact, even our greatest expectations were exceeded every step of the way from contract, to closing, to infrastructure development and all the way through to building and occupying our new home – all in just under 13 months.
The GVB development speaks for itself and is a dream-come-true for our family. What’s more is that the GVB developer and staff have our highest respect for their integrity, performance and willingness to treat us not only like clients, but also as friends. Each person we have encountered has responded thoroughly and promptly to our every question, request or need. We whole-heartedly, with no reservation, recommend GVB to anyone who has a similar dream.”
